The bilding foundations are of reinforced concrete extending 14' (about 3m) below ground level. The foundations are set on small (approx. 2m diameter) concrete rafts. The sub-surface material is poorly sorted fluvial gravels but the foundations are set on competent cobble within the river gravels. This is known to be a relatively stable layer several other neighbouring buildings have their foundations on the same geological unit. There appears to be more river gravels under the coble layer with the true basement located several meters deeper still. There does not appear to be any marine silts or sands in this part of Dunedin. 2.
